FAQ

Are home inspections necessary?

Residential inspections are optional, but they work to your benefit. Home inspections are an unbiased way to address any potential risks, the need for repairs, and learn about proper maintenance from the foundation to the roof. Our goal is to allow the buyers to be well informed before they continue with the purchase.

Is HIO certified and/or belong to a professional home inspection association?

Not every state in the U.S. (one of which is Hawaii) requires home inspectors to have certificates to practice, but there are many options for inspectors to become certified as well as join professional associations. To obtain either (or both), home inspectors must prove they are qualified through a series of tests that appraise diligence and knowledge in the field.
HIO is certified by the American Society of Home Inspectors (ASHI)—Rest assured that you will be working with a professional home inspector who has passed the most rigorous technical examinations in effect today. No other professional society can match the credentials of an ASHI certified inspector. HIO also holds residential building and plumbing certifications from the International Code Council (ICC) —the oldest nationwide construction code credentialing program.

Is HIO insured?

This is a very important question. Reputable home inspectors should have “errors and omissions” insurance. HIO is insured by leaders in the home inspections insurance industry for the past 20 years, InspectorPro Insurance.

Do we need to be there during the inspection?

No, you are not required to be there for the inspection. We highly recommend that you are present for the summary. Although our reports are easy-to-read and involve pictures, it’s best to personally show you the findings and answer any questions right then and there.

Does the inspector also perform repairs?

No. We are there to report the findings; anything more would be a conflict of interest.

Are you working for the real estate agent?

No. We are a neutral third party hired by potential homeowners to address existing problems before they become detrimental to your health or home, and essentially, save you money in the long run. Realtors do enjoy the peace of mind our services render. Hawaii Association of REALTORS strongly recommends that Buyers obtain a home inspection under the J-2 of the purchase contract.
